Brickplot independently scores every project before publishing. No builder pays us. Every number in this report comes from public RERA filings, sub-registrar data, NCLT records, and verified buyer evidence — cross-checked against our 11-axis mechanical formula.

Executive Summary

As of Q2 2026, Brickplot has scored 1,995 residential projects across India with a full numeric score. The national average Brickplot Score is 6.55 / 10 — firmly in Wait territory. Only 7.4% of scored projects qualify for a Buy Now verdict (≥ 8.0). More than one-third (35.6%) score below 6.5 and carry an Avoid verdict.

The headline message for Q2 2026: Bangalore's premium corridor is outperforming every other city. Six of the top ten nationally-scored projects are in Bangalore, led by Sobha Neopolis at 8.60/10. Meanwhile, Category-A flood-zone exposure remains the single largest unpriced risk in the market — 348 projects in our database sit in CWC-classified high-risk zones with no engineered mitigation disclosed in their RERA filings.

  • Highest score: 8.60 (Sobha Neopolis, Panathur Road, Bangalore)
  • Lowest score: 3.90 — triggered by a combination of NCLT promoter exposure and missing RERA registration
  • Spread: The interquartile range is 5.9 – 7.2, meaning 50% of all scored projects cluster in a narrow 1.3-point band. Small differences in legal compliance and artefact quality produce large verdict differences at the margins.

The Flood Risk Problem Nobody Is Pricing

CWC Category-A flood zones are the most under-disclosed risk in Indian residential real estate. Our database maps 348 projects in Category-A flood zones — none of which disclosed engineered mitigation in their RERA filing at the time of review. Under Brickplot's hard-cap rules, a Category-A project with no engineering mitigation is capped at ≤ 5.4 regardless of other scores.

The 348 Category-A projects span Bangalore (primarily Varthur–Bellandur catchment and outer Hebbal), Hyderabad (Gopanpally–Tellapur corridor near Osman Sagar), and parts of MMR (Thane creek fringe).
